What is the purpose of the DRC?

The DRC will review, study, and either approve or reject proposed Improvements within the Common Interest Community to determine if they are in compliance with the Declaration (largely in reference to section 8 of the Declarations - “Use Restrictions”) and can be further determined in the Guidelines.

What qualifies as an “improvement”?

Per the definition listed in the Declaration IMPROVEMENTS” means the following located or occurring on any Lot:

  • residences

  • buildings

  • structures

  • pools

  • trampolines

  • basketball backboards

  • outdoor play structures

  • hot tubs

  • landscaping

  • lighting

  • tree houses

  • fences

  • "yard art" (including, without limitation, all statues, decorative pieces and other pieces of art located in the yard area of any Lot which are intended to remain in place longer than typical holiday period decorations)

  • walls

  • hedges

  • plantings

  • poles

  • driveways

  • parking areas

  • sidewalks

  • gazebos

  • patios

  • decks

  • signs

  • changes in any exterior color or shape

  • excavation and site work

  • removal of trees or plantings

  • any new exterior construction or exterior improvement on a Lot which may not be included in this list

What is the difference between the Lot Rules & Regulations and the DRC Guidelines?

The DRC Guidelines are strictly meant to outline Lot improvements.

Rules & Regulations are meant to outline property maintenance.

Both are part of covenant compliance and subject to fees and violations when not adhered to and they are both meant to enhance the overall property value of the neighborhood.

  1. Gather the appropriate documents such as designs, drawings, specifications, material information, etc.

  2. Submit an Application for Improvement to the DRC.

  3. Begin work on your improvement, after receiving written approval from the DRC (within 30 days of your application).

  4. Complete the improvement within 1 year from the original application date.

  5. Submit a Project Completion Form which will allow the DRC to visit your property to review the improvement and issue a Certificate of Completion.

I am ready to begin the improvement project on my lot. What is the DRC process?

  1. Submit an Intent to Make an Improvement form to the DRC.

  2. No DRC pre-approval is required as long as the design guidelines are followed exactly in regard to the project. This means that your improvement does not alter the look of your property. Complete the lot improvement within 1 year from the form submission date.

  3. Submit an Improvement Completion form which will allow the DRC to visit your property to review the improvement and issue a Certificate of Completion.

What if I only want to make a small “improvement” to my lot?
